Search is splitting in two, and one half doesn't send you traffic.

Google is not dying. What's happening is subtler and more dangerous.

The 2024 rollout of AI Overviews changed the shape of a normal Google results page. A user searches "how much does a Cape Town marketing agency cost". Before, they got ten blue links, they clicked one, and someone won the click. Now they get an AI-generated answer at the top of the page, sourced from three or four sites, and the click-through rate on the traditional links below drops by roughly 30-50% depending on the query type (industry-wide benchmark, Bright Edge and Search Engine Land coverage of Google's AI Overviews rollout, 2024-2025).

Separately, ChatGPT rolled out search in late 2024. Perplexity was already there. Claude and Gemini added web-connected answers in 2025. In parallel, users started asking these tools questions they used to ask Google. Not "what is the weather in Cape Town" — the weather still goes to Google. Higher-consideration questions: "should I hire a marketing agency or bring it in-house", "what's the best area in Cape Town to buy an Airbnb", "which Cape Town estate agents have the strongest track record with Sea Point apartments".

Those questions used to send warm buyers to a Google results page. Now they send them to an AI answer with three or four named sources. If your business is not one of the sources, the buyer never sees you. There is no second page to be on. You either get named or you don't.

This is called generative engine optimisation, or GEO. Its adjacent discipline is answer engine optimisation, or AEO. Both compound off traditional SEO. None of them replace it. All of them matter now.

AEO vs GEO vs SEO. What each actually means for a Cape Town operator.

SEO is what you already know. Ranking on Google's traditional results page. You optimise your title tag, your H1, your content depth, your internal links, and you build backlinks. Google's algorithm decides where you sit. The reward is a click.

AEO stands for answer engine optimisation. This is about winning the answer boxes on Google itself: the featured snippet at the top, the People Also Ask expansions, the local pack, the knowledge panel. You optimise for structured data, question-based content, and authority signals. The reward is being the answer without needing the click.

GEO stands for generative engine optimisation. This is about being cited by generative AI systems: ChatGPT, Claude, Gemini, Perplexity, and the AI Overviews inside Google itself. You optimise for entity clarity, citation-worthy content, schema markup, and presence in the data sources LLMs draw from (Wikipedia, Reddit, industry directories, high-authority news sites, government data). The reward is being named in the AI answer.

The order matters. GEO is built on AEO which is built on SEO. If your traditional SEO foundation is broken, no amount of AI-specific work catches up. Fix the base, then layer.

For a Cape Town property agency, guesthouse or home services business, this is the practical hierarchy: get your on-page and local SEO right first (weeks 1 to 4), add AEO structure (weeks 5 to 8), then push for GEO citation (weeks 9 to 12 and ongoing).

Why Cape Town businesses are invisible in AI search right now.

We've run informal AI-visibility audits on 30-plus Cape Town service businesses over the past four months. The failure modes are almost always the same five things.

1. No schema markup on the site.

Google and every major LLM parses structured data (JSON-LD) to understand what a business is, where it operates, and what it offers. Most Cape Town small business sites have none. Not even the basic LocalBusiness block. If AI has to guess what you do from unstructured HTML, it will pick a competitor with clearer signals every time.

2. Business identity is unclear.

A Cape Town guesthouse home page that reads "welcome to our boutique retreat" tells Google and every LLM nothing. Compare that to "Seaboard House: 8-room boutique guesthouse in Sea Point, Cape Town, offering direct bookings and airport transfers". One of these is going to be cited when someone asks Perplexity about Sea Point guesthouses. It's not the first one.

3. Weak citation profile.

LLMs trust businesses that are mentioned consistently across the web with matching NAP data (name, address, phone). If your business shows up on your own site with one phone number, on Facebook with a different one, on Google Business Profile with the address written differently, and doesn't appear on Bizcommunity, TripAdvisor, Yellow Pages SA, or industry associations at all, the AI treats you as low-confidence and drops you from the answer.

4. Content doesn't answer the questions AI is being asked.

ChatGPT is not searching your homepage marketing copy. It's looking for direct answers to specific questions. If someone asks Perplexity "how much does a Cape Town marketing agency charge for local SEO", and your site never states a number, you don't get cited. The three sites that do state a number get cited instead.

5. Zero presence in AI training data.

LLMs are trained on datasets that include Wikipedia, Reddit, high-authority publications, and public directories. If your business has never been mentioned in a Cape Town Etc article, a Bizcommunity piece, an r/capetown thread, or an industry association listing, the AI has no memory of you. Being mentioned online is now a ranking signal for AI, not just Google.

Pillar 1: Content built for the way people actually ask AI questions.

Google keyword research still matters. But AI search is driven by natural-language questions, not keyword phrases. "Cape Town SEO agency" is a Google keyword. "Which Cape Town SEO agency actually specialises in property clients and how much do they charge" is what someone types into ChatGPT.

What to build:

Pillar 2: Citation profile built the way LLMs are trained.

Every mention of your business on a source LLMs trust is a citation vote. Every inconsistent listing is a citation debit.

Priority order (do this exact sequence, top down):

  1. Google Business Profile fully populated. Every category, every attribute, every service area suburb, 10+ photos, weekly posts. This is source zero for local AI answers.
  2. NAP-consistent directory listings across: Bing Places, Facebook Business, Yellow Pages SA, ShowMe, SayellowSA, Cylex, Brabys, Snupit.
  3. Industry-specific listings. Property agents on Property24 and Private Property agent profiles. Guesthouses on TripAdvisor, Booking.com, Airbnb, LekkeSlaap, SafariNow. Home services on Snupit, Kandua, Homeadvisor.
  4. Publication mentions. Pitch case studies, data, and opinion pieces to Cape Town Etc, IOL Property, Bizcommunity, Business Insider SA. One placement per quarter is a strong baseline.
  5. Community mentions. Get referenced in Reddit r/capetown, r/southafrica, local Facebook groups, LinkedIn posts by named professionals. These are training-data goldmines for LLMs.

NAP has to be identical across every listing. "Rand Runners Digital Growth" not "Rand Runners" on one and "Rand Runners DG" on another. One phone format. One address string.

Pillar 3: Schema markup that AI can parse instantly.

You cannot get cited if the AI can't confidently understand what you are. Schema fixes that.

All of these are JSON-LD blocks you paste into the <head> of the relevant page. Validate at validator.schema.org after each deploy. Zero errors is the minimum bar.

Pillar 4: Freshness signals that keep you in the citation pool.

LLMs and Google's local algorithm both weight recency for local commercial queries. A site that hasn't published anything since 2023 is invisible for "best Cape Town [service] 2026" queries. A site publishing weekly is not.

What consistent freshness looks like:

The compound effect is significant. A site publishing consistently for 12 months develops a citation profile that a new competitor cannot catch up on in less than six months of concentrated work.

The Cape Town playbook, by sector.

For property agencies.

Sector · 01

The AI queries that matter most are suburb-specific and intent-specific. "Best estate agent in Sea Point", "which Cape Town agent specialises in luxury Atlantic Seaboard", "how much commission do Cape Town estate agents charge".

Tactical priority list:

  1. Build a suburb landing page for every Cape Town suburb you regularly transact in. Not thin pages. Each one carries local market data (median sale price, days on market, active listings), a case study from that suburb, agent bio, and a suburb-specific FAQ.
  2. Publish quarterly market reports for the three suburbs you dominate. AI will cite the report author for "Sea Point market trends" queries. Once you own that citation, you own the query for a year.
  3. In every Google Business Profile review response, name the suburb and property type ("Thanks for the review, Sarah — glad we found you the right two-bedroom in Fresnaye"). This bakes suburb keywords into your GBP citation profile.
  4. Publish a comparison piece: "Sea Point vs Green Point vs Mouille Point: which suburb performs best for buy-to-let in 2026". This wins comparison AI queries.

For guesthouses and boutique accommodation.

Sector · 02

The queries are about safety, location, amenities, and direct booking value. "Is [guesthouse] safe", "does [guesthouse] have parking", "how far from the beach is [guesthouse]", "what's the difference between booking direct and booking through Booking.com".

Tactical priority list:

  1. Publish a "what to know before you book" page for your specific property. Answer 15 to 20 real buyer questions in detail. This becomes the source AI cites when someone asks about your property specifically.
  2. Consistent NAP across Booking.com, Airbnb, TripAdvisor, LekkeSlaap, SafariNow, and GBP. AI cross-references. Inconsistency drops your confidence score.
  3. Direct booking value page: "6 reasons to book [guesthouse] directly instead of through Booking.com". Serves both AI queries and your direct booking conversion rate.
  4. Ask every satisfied guest to leave a Google review that names the suburb and property type ("Perfect Sea Point boutique guesthouse for our long weekend"). AI trains on review text.

For home services businesses.

Sector · 03

Queries are urgency-driven and location-specific. "Emergency plumber Hout Bay open now", "Cape Town electrician same day", "24-hour locksmith Sea Point".

Tactical priority list:

  1. Separate emergency and booked-service pages. "Emergency plumber Cape Town" and "book a plumber Cape Town" are different queries with different answer patterns.
  2. Response-time signal in headlines and copy. "Under 2 hours in Sea Point, Gardens, Woodstock" beats "fast response". Concrete beats vague every time in AI citations.
  3. Photo-heavy service pages. Every image with descriptive alt text specifying the service, suburb, and outcome. Image search is a citation channel most Cape Town home services ignore.
  4. GBP set up as a service-area business covering every suburb you serve. AI local pack citations depend on this. Do not leave a suburb off the list.

How to test if you're being cited today.

Do this manually every 30 days. Track results in a simple sheet.

The 4-tool test:

  1. ChatGPT (with search enabled). Query: "best [your service] in [each suburb you serve]". Note whether you're cited and in what context.
  2. Claude (with web enabled). Same queries. Note results.
  3. Perplexity. Same queries. Perplexity shows source links explicitly, so you can see exactly which page of yours (if any) is being cited.
  4. Google AI Overviews. Same queries. Screenshot the Overview and note the cited domains.

What to track:

Any citation is a win. No citation means your content, schema, or citation profile is the gap. Run the test, work back to the gap, fix it.

Days 1 – 7
Foundation.
  • Add LocalBusiness or ProfessionalService schema to sitewide <head>.
  • Add FAQPage schema and 6-question FAQ block to homepage.
  • Rewrite title tag, H1, meta description on homepage to include primary commercial keyword.
  • Fully populate Google Business Profile with all services, service-area suburbs, 10+ photos.
  • Run first 4-tool AI visibility test. Screenshot baseline.
Days 8 – 30
Content and citations.
  • Publish or rewrite one service page per week as a question-answer structure.
  • Get listed on Bing Places, Facebook Business, ShowMe, SayellowSA, Snupit.
  • Publish first 800-word Cape Town-specific blog post on a question your buyers actually ask.
